How much does a concrete patio cost in Northern Virginia?
Patio cost is driven by patio size, finish choice, site access, drainage and slope work, and any required tear-out. Broom-finish patios are our value tier; stamped patios are premium; decorative patios (stains, exposed aggregate, integral color) fall in between. Every project gets a fixed written estimate after an on-site walk-through — never over-the-phone square-foot guesses.
Stamped vs. smooth: which is right for my yard?
Stamped reads as natural stone, hides hairline cracking better, and is the popular choice for traditional and craftsman-style homes. Smooth (broom-finish) is cleaner, more modern, easier to clean, and significantly cheaper. Both perform equivalently in NoVA’s freeze-thaw climate when properly poured. Decorative finishes (stains, integral color) fall in between price-wise.
How long does a patio pour take from start to finish?
A typical 400 sq-ft patio is a single-day pour. Demo of any existing slab adds half a day. Light foot traffic is safe at 24–48 hours. Vehicle traffic (if a path crosses): 7 days. Sealer-ready cure: 28 days. We mark off your pour and walk you through cure timing before we leave.
Do I need a permit for a new patio?
Most patio replacements that match the existing footprint don’t require permits. New patios, expansions, or pours that change drainage or impervious-surface coverage typically need a permit from Loudoun County Building & Development, Fairfax County Land Development Services, or your town’s office. We handle the permit application as part of any project that needs one.
Can you do pool decks?
Yes. Pool decks are a specialty — we use non-slip finishes (broom or stamped with anti-slip aggregate), pool-safe sealers, and account for chemical splash, sun exposure, and barefoot comfort. Stamped pool decks are especially popular for the natural-stone look around modern pools.
