A concrete driveway is the largest single concrete pour most homes ever get. Done right, it lasts 30-50 years with almost no maintenance. Done wrong, it cracks in two seasons and looks tired in five. We focus on the parts most contractors skip: proper subgrade preparation, sized reinforcement for the actual load, hand-cut control joints that direct cracking out of sight, and edge thickening where the driveway meets the street or garage apron.

We pour standard broom-finished driveways, stamped and decorative driveways, full replacements for failing slabs, apron and curb repairs, and driveway extensions for the second vehicle. Whether you’re building new in Ashburn or replacing a 1990s driveway in Leesburg, the approach is the same: substrate first, finish second.

New Installation

Fresh driveway pour from cleared site. Includes excavation, grading, gravel base, forms, reinforcement, pour, finish, and control joints. Standard 4″ thickness for residential, thicker for heavy vehicles.

Replacement

Full Replacement

Existing driveway is removed, subgrade re-prepped, and a new slab poured. Best option when the original driveway has heaved, cracked beyond repair, or never had proper prep underneath.

Stamped Driveways

Driveway pour with stamped pattern, color hardener, and antique release. Same durability as standard concrete with the look of cobblestone, slate, or brick. Sealed for longevity.

Apron & Curb Repair

The driveway apron (where it meets the street) and curbs take the most punishment from delivery trucks. We repair or replace just the apron when the rest of the driveway is sound.

Site walk & estimate

We measure the driveway, check the slope, look at drainage, and discuss finish options. You get a written estimate so you can plan the project.

Tear-out & prep

For replacements, the old driveway is broken up and hauled away. We re-grade the subgrade, compact it, and install a compacted gravel base.

Forms, reinforcement, pour

Forms set the edges, reinforcement laid per spec. Concrete arrives by truck and we pour and finish in a single day for most driveways.

Finish, joints, cure

Surface finished (broom standard, stamped optional). Saw-cut control joints placed by hand to control where cracks happen. We walk you through the cure window so you know when it’s safe to drive on it.

Proper subgrade prep

Most failing driveways failed because the subgrade was rushed. We excavate to depth, compact properly, and install a stable gravel base. Slab thickness alone doesn’t save a bad subgrade.

Real reinforcement, not skip

Reinforcement per spec, properly positioned in the slab (not lying on the dirt). For heavy-vehicle driveways, we add edge thickening and extra reinforcement at stress points.

Hand-cut control joints

We saw-cut control joints into the cured slab on a 10-foot grid. Properly placed joints direct cracking to invisible lines instead of random splits across the surface.

Apron & drainage right

The apron (street edge) needs thicker concrete and a slight slope for drainage. Most replacement driveways we tear out had a thin or unreinforced apron. We don’t make that mistake.

01 How long does a concrete driveway last?

A properly poured concrete driveway lasts 30-50 years with minimal maintenance. The slab itself can outlast the house. What fails first is usually the surface finish and the joints if water gets in. Leo recommends resealing every 2 years to keep the surface protected.

02 Concrete vs. asphalt — which is right for me?

Concrete: 30-50 year life, no resealing required, no oily appearance, higher upfront cost. Asphalt: 15-20 year life, needs sealcoating every 3-5 years, lower upfront cost, can be hot in summer. For Northern Virginia homes with freeze-thaw cycles, concrete typically wins on lifecycle cost. We’ll lay out the math on your estimate.

03 Will my driveway crack?

There’s a saying in the concrete trade: there are two types of concrete — concrete that has cracked, and concrete that hasn’t cracked yet. All concrete cracks eventually, especially driveways that handle daily vehicle loads. Our job is to control where: we compact the base properly, reinforce per spec, and saw-cut control joints into the slab so cracks happen on lines we choose, not random splits across the surface. Most properly-prepared driveways crack only along these planned joints. 04 Can you pour concrete over my existing driveway?

Only in specific cases. Pouring a thin overlay (1.5-2″) on top of a structurally-sound existing slab can work. If the original driveway is cracked, heaved, or has drainage problems, we recommend tear-out and a proper new pour. We’ll tell you which option fits your driveway after a site visit.

05 How long until I can drive on it?

Light foot traffic at 24 hours. Driving a car at 7 days. Full vehicle loads (delivery trucks, heavy work) at 28 days when the concrete reaches full strength. We mark off the drive with cones during the cure period and walk you through what’s safe.

06 How much does a new concrete driveway cost in Northern Virginia?

Cost depends on size, slope, finish, and how much demolition is involved. A standard 600 sq ft replacement runs in one range; a custom 1,200 sq ft stamped driveway runs significantly higher. We give a real number after a quick site walk or based on clear photos and dimensions.
