If you also have me represent you on your next purchase, the buyer’s representation agreement specifies a 3% buyer-side commission. What’s the catch with 1.5%?
No catch. The 1.5% is a thank-you for being an Alpha Le Concrete client — past, current, or referred. The buyer’s agent commission is negotiated separately as part of every listing strategy (typically 2–2.5%), the same as on any other listing in Northern Virginia. Every other service line item — photography, MLS, digital marketing, open houses, negotiation, closing support — is included.
Am I committing to anything by filling out the form?
Not at all. The form gets you a free home valuation and a custom net sheet within 24 hours — that’s it. No listing agreement, no obligation, no pressure. Lots of Alpha clients fill it out years before they actually sell, just to see the numbers.
I’ve never been an Alpha customer. Does this still apply?
The 1.5% perk is officially for past, current, and referred Alpha clients. If you’re referred by an Alpha client (a friend, neighbor, or family member who’s had work done), you qualify. If you’re neither, reach out anyway — we’ll talk about what we can do.
What if my home is outside Loudoun or Fairfax County?
Same offer applies. I’m licensed in three states — Virginia (Lic. #0225266877), Maryland (Lic. #5021587), and West Virginia (Lic. #WVS240303328). The tri-state footprint matches Alpha Le Concrete’s service area exactly: all of Northern Virginia (Loudoun, Fairfax, Prince William, Arlington), Frederick County MD (Brunswick, Point of Rocks), and Jefferson County WV (Charles Town, Harpers Ferry).
What about buyer’s side — can you help me buy too?
Yes — full buyer representation included, with a 0.25% buyer credit for Alpha clients. Here’s how it actually works: the buyer’s representation agreement specifies a 3% buyer-side commission, which is standard. When the seller’s offered cooperating commission meets or exceeds 3% of the sale price, I credit 0.25% of the sale price back to you at closing — reflected on your ALTA settlement statement. If the seller offers less than 3%, the credit is reduced proportionally. Most NoVA sellers offer 2.5–3%, so the credit applies on the majority of transactions.
You also get off-market and coming-soon listing previews — properties I see through Bright MLS and the Samson Properties network before they hit Zillow. Combined with the concierge closing day at the end of the transaction, it’s a complete buy-side experience, not just the rebate.
What about commercial property?
The 1.5% is structured for residential listings (single-family, townhomes, condos). For commercial, multi-family, or land deals, reach out — we’ll talk through what makes sense.
